Gurugram’s larger-home market gains momentum as buyer priorities evolve
Indiadailyupdate.com – Demand for more spacious housing is reshaping purchase decisions across Delhi-NCR, with Gurugram emerging as a major focus for buyers seeking bigger layouts, stronger amenities and long-term residential value. Three-bedroom apartments have become the leading choice, while interest in four-bedroom and larger residences is also growing.
The ANAROCK Consumer Sentiment Survey for the first half of 2026, covering 8,320 people aged between 23 and 77 in 14 cities, highlights a clear tilt towards larger and higher-priced homes. In Delhi-NCR, 53% of respondents selected 3BHK homes as their preferred option, placing the region among the strongest markets for this category.
Gurugram’s residential expansion is being supported by demand across corridors including Dwarka Expressway, Southern Peripheral Road, Sohna Road and New Gurugram. Improved access and infrastructure development have helped these micro-markets draw attention from purchasers seeking upgraded homes beyond established neighbourhoods.
3BHKs lead buyer preferences
Nearly half of all surveyed prospective buyers, or 48%, preferred a 3BHK configuration. Two-bedroom homes retained their position as the second choice, attracting 38% of respondents. At the upper end, the share of buyers favouring 4BHK and bigger homes climbed to almost 5%, up from roughly 3% in H1 2024.
The preference for three-bedroom homes varies across major urban markets. Ahmedabad posted the highest share at 57%, while Chennai and Delhi-NCR each stood at 53%. Hyderabad followed closely at 52%. Pune recorded 47%, Bengaluru and Kolkata were both at 46%, and the Mumbai Metropolitan Region registered the lowest 3BHK preference at 39%.
For families, a larger configuration can offer room for work-from-home needs, changing household structures and private areas within the residence. In Gurugram, buyers are increasingly assessing a property not merely on its size, but also on planning, usable layouts, amenities and the wider community experience.
Higher budgets move into the mainstream
Homes priced between ₹90 lakh and ₹1.5 crore were the most popular budget choice, selected by 34% of respondents. A further 27% were considering homes valued above ₹1.5 crore. Interest in properties below ₹45 lakh has fallen substantially over time, while higher-value housing has gained a larger place in buyer consideration.
This movement towards premium housing is primarily being propelled by end-users. The survey found that 68% of respondents intended to purchase for their own occupancy, compared with 32% who were buying as an investment. That split points to lifestyle requirements playing a central role in the market’s shift towards upgraded housing.
Sudeep Bhatt, director-strategy at Whiteland Corporation, said demand for expanded living spaces was becoming increasingly visible in Gurugram NCR. He noted that purchasers are placing greater importance on privacy, planning, amenities and the ability of a home to retain value over time.
“The company’s move towards larger 4BHK configurations at Westin Residences reflected this changing preference,” he said.
End-users seek homes with broader lifestyle value
Rajjath Goel, managing director of MRG Group, said buyer expectations now extend beyond additional space. The growing interest in 3BHK, 4BHK-plus and ₹90 lakh to ₹1.5 crore homes reflects a market where functionality and design increasingly influence residential decisions.
“The preference of customers for buying 3 BHK apartments, 4 BHK-plus apartments and wanting to buy in the ₹90 lakh – ₹1.5 crore segment indicates the trend towards larger and value-added housing. Importantly, with 68% purchasing for self-use, this premiumisation is being driven by changing lifestyle aspirations. We believe the next phase of housing will be defined by new-age, design-led homes where intelligent planning, functionality and space-driven luxury come together to create enduring lifestyle value,” he said.
Developers active in Gurugram are seeing this shift in both mature residential clusters and developing locations. Larger apartments can appeal to households that want dedicated workspaces, room for children or guests, and a home that can accommodate evolving needs without requiring an early upgrade.
Pradeep Aggarwal, founder and chairman of Signature Global (India) Ltd, said the market reflects more mature housing aspirations, particularly in high-growth locations such as Southern Peripheral Road and Dwarka Expressway.
“Today’s buyers are not just looking for a roof over their heads; they want premium living experiences with world-class amenities, superior construction quality, and trusted developer credentials. This shift is especially visible in high-growth micro-markets like Southern Peripheral Road and Dwarka Expressway, where we continue to see robust end-user demand for well-planned, larger format homes,” he said.
Rishabh Periwal, senior vice-president at Pioneer Urban Land and Infrastructure Ltd, said Gurugram buyers are showing a stronger preference for homes that combine generous interiors with premium amenities and a fuller lifestyle offering. Adil Altaf, CEO of ANHAD Developers, said the focus has moved beyond raw square footage to thoughtful layouts, privacy, quality facilities and residences that can respond to changing family requirements.
For prospective purchasers, the trend underscores the importance of comparing homes on more than headline area and price. Layout efficiency, connectivity, amenities, developer credentials and the suitability of the home for future needs are becoming increasingly important elements of the buying decision in Gurugram’s expanding residential market.
